Sam Marshall is a self-employed Estate Agent serving Buckinghamshire, Berkshire and the South of England.  Through her network of colleagues, she has international reach, meaning your UK property could easily be seen, and bought, by a person in Portugal.

Founded in France in 2008, iAD has grown in the last 18 years to have around 20,000 self-employed agents over 7 countries.  70% of real estate deals in France are conducted by iAD.  They have a proven track record and history.

iAD came to the UK in 2024.  They worked with an established estate agency with a 30 year history and most of the staff transferred to become self-employed iAD agents.  The director of that UK estate agency became the MD of iAD UK.  In the past 2 years, iAD UK has grown to 80 agents and rising fast.

I was the first agent to cover Scotland, and I still cover that area today, however, I concentrate my efforts on an area that I was born and brought up in, and still have family connections.

High street agents are employed and get a small commission for selling a property.  Once they have gained your initial instruction, their motivation to market and sell your property evaporates.  They may even choose to over-value your property to gain that instruction, leaving you with no viewings and needing to lower your selling price down the line. Some high street agents are not using RightMove as a platform due to spiralling costs, so that restricts who sees your property.  They will use their mailing lists of prospects but are highly unlikely to do much more than that.

Online agents are paid to put your property on the market.  Once they have done that, they have no motivation to push that marketing and they are off to get the next client.  You will pay to have photos done and you will likely pay to have accompanied viewings.

iAD agents are self-employed.  I ONLY get paid when your sale completes.  There are no upfront fees.  Photos and accompanied viewings are included in the price quote.

I use a mix of photos, videos, newsletters, mailing lists and contact groups to show your property to the widest possible audience and to achieve the best possible price.  I put the videos on YouTube.  I use Facebook, LinkedIn and Instagram platforms with targeted SEO (Search Engine Optimisation) to reach the audience.  I go networking with people, face to face and online to spread the word.  I use FreeAds and NextDoor along with Facebook Marketplace to ensure that you get seen.

Since I am paid on a commission basis only, and my commission rate is substantially higher than a high street agent, I do not have to work with a large number of clients.  I can choose who to help.  This then means that I can give end to end customer service.  You deal ONLY with me.
